What is Solicitor Property Sales?
Solicitor Property Sales is another way to sell property. Traditionally there have been two principal methods by which property was sold; through a real estate agent or by selling privately. But a third alternative is available. 

Why Have a Lawyer Sell My Property?

  • In the sale of property, lawyers prepare the legal documents necessary to effect transfer of title and to pay out and discharge mortgages. 
  • In the past when people have sold property through a real estate agent or privately they still needed to obtain the services of a lawyer in the sale process.
  • Solicitor Property Sales permits lawyers to get involved in the process earlier and assist clients in putting their property on the market and locating potential purchasers. This results in "one stop shopping" for the purposes of selling property.
  • An important difference is that, as your lawyer, we represent only you, as the vendor, throughout the entire sale process. You will have the full expertise and protection of legal representation from the beginning of the sale process though to its completion.

What Do I Get for My Money?
Our fee is 4% of the sale price up to $100,000.00 and 2% on any amount over $100,000.00. We will do the following:

  • Conduct land title search of property;
  • Obtain BC Assessment Authority information;
  • Obtain an independent appraisal of the value of the property;
  • Provide an opinion as to the appropriate market value of the property;
  • Prepare, display, and distribute sale particulars;
  • Place a "For Sale" sign;
  • Advertise in local newspapers and/or on our web site;
  • Provide information packages about the property to potential purchasers;
  • Show potential purchasers the property;
  • Review and advise you of any purchase offers;
  • Review and advise you on entering into a contract of purchase and sale;
  • Draft the necessary contract of purchase and sale;
  • Pay out and discharge any financial encumbrances on title;
  • Effect legal transfer of the title.
